Residential block & estate management

Residential property management, handled properly.

We look after residential buildings and apartment developments across Europe — communal inspections, cleaning arrangements, routine building maintenance, shared facilities and repair coordination — so the day-to-day running of a building is never left to chance.

What we do

We manage buildings. We are not a letting agency.

O’Neill Property Management is a residential property management company. We inspect communal areas, arrange cleaning and routine maintenance, manage shared facilities and coordinate repairs. We do not market flats, negotiate tenancies or handle rent — if your building needs managing rather than letting, that is precisely what we do.

Communal areas

Scheduled inspections of halls, stairwells, entrances and shared grounds, with the condition of each recorded in writing.

Day-to-day upkeep

Cleaning arrangements and routine building maintenance kept on a fixed, predictable cycle rather than a reactive one.

Repair coordination

We assess reported faults and coordinate independent contractors to carry out the work, then check it was done.

Why choose us

What working with us looks like

Clear records

Every inspection, arrangement and piece of work is written down, so owners can see exactly what has been done.

One point of contact

Residents and owners deal with the same management team rather than being passed around.

Independent contractors

We assess faults, coordinate vetted contractors and check the finished work — we do not claim to be the trades ourselves.

Agreed scope, agreed cost

The service scope is set out in writing at handover, and costs are confirmed before work goes ahead.

How we manage

From handover to routine

Step 01

Handover assessment

We review the building, its shared areas, existing arrangements and any outstanding issues before taking anything on.

Step 02

Service plan

A written plan setting out what is inspected, cleaned and maintained, and how often.

Step 03

Inspection reports

Regular visits with a written record of the condition of communal areas and shared facilities.

Step 04

Contractor coordination

Reported faults assessed, work scheduled with contractors, completion checked and reported back.

Tell us what the building is and roughly how many units it holds. Fees are quoted on request; we will come back with what a management scope would cover, and confirm the cost in writing before anything is agreed.
